The vision for Lords Road Leichhardt, is to create a new addition to the community that is vibrant, connected and green. Its range of housing types set within a network of green spaces, pedestrian and cycle connections will be available for all to enjoy.

THE PLANNING PROPOSAL
A Planning Proposal to change the zoning of 67-73 and 75 Lords Road, Leichhardt has was recently on public exhibition between 19/03/2025 -07/05/2025. All submissions are have been reviewed and a Submissions Report and a Response to Submissions Report was submitted to the Department of Planning, Housing and Infrastructure in July 2025.
The site is currently used for warehousing, storage and light industry however the buildings on the site are beyond their useful life. The proposed zoning changes are:

At this planning proposal stage, approval is being sought for zoning changes as well as for key height and density controls that will apply to any future development on the site. These zoning and development controls will allow for the following:

Approximately 210 new homes, with a minimum 5% dedicated to affordable housing to be provided in perpetuity.

A 1,500 square metre public park (14% of the entire site) adjacent to the light rail, providing accessible green, open space to be gifted to Inner West Council.

Landscaped public space fronting Lords Road, designed to be welcoming and accessible.

Improved walkability and connection through a publicly accessible east-west site link.

A secondary pathway with potential future connection to Marion Street Light Rail to the north.

About the Project
Why is Platino Properties proposing this development?
Sydney faces a growing housing shortage. This project helps meet NSW Government housing targets by delivering a diverse range of well-designed homes in an established, highly serviced location. By building new housing where people already live and work, close to jobs, schools, and public transport, the development supports both state and local planning goals while limiting urban sprawl.
How many new homes are proposed?
Approximately 210 new homes, with at least 5% dedicated to affordable housing in perpetuity. The homes are being designed for a range of people including singles, couples, young families, downsizers, and key workers.
How will this help housing affordability?
By increasing housing supply in a highly desirable and well-connected area, the project adds to housing choice and affordability across Sydney. Apartments offer a more affordable alternative to detached houses and greenfield expansion.
How does this project support Government housing policy?
The proposal directly supports:
• NSW housing supply and affordability targets.
• Providing new homes near existing infrastructure, transport, and services.
• The “30-minute city” principle (locating housing near jobs, education and services).
• The Parramatta Road Urban Transformation Strategy.

How close is the site to public transport?
The site is very well serviced:
• Near Marion and Taverners Hill Light Rail Stations.
• Close to bus routes, pedestrian links, and the Greenway.
• Walking distance to schools, parks, shops, and employment areas.
Is the development only for luxury apartments?
No. The development includes a mix of housing types and price points. A minimum of 5% will be affordable housing provided in perpetuity, supporting a diverse range of residents.
What will the development look like?
The design will include:
• High-quality architecture that respects the local streetscape.
• Careful height transitions, setbacks, and landscaping.
• Environmentally sustainable design features.
Full details about the design of each of the buildings and the landscaped open space areas on the site will be included in the future Development Applications (DAs).
How will flooding be safely managed?
Specialist flood studies have confirmed buildings and essential access will remain safe in even the most extreme (Probable Maximum Flood) event. The design includes:
• Apartment floor levels above flood thresholds
• Safe pedestrian and vehicle access to Lords Road even during flood events
• Flood-resilient building materials where needed
• Basement entry points above PMF level
• On-site refuge areas above PMF level if evacuation is not required
This approach complies with NSW Government flood safety guidelines.
Will the development cause traffic and parking problems?
Comprehensive traffic studies have been undertaken to support the planning proposal and additional studies and assessments are being undertaken as part of the detailed work to develop the future Development Applications (DAs) that will be submitted. On-site parking will be provided for residents and their visitors, and the development is being designed to avoid adding pressure to local roads, including on match days. We’ve heard that traffic and parking can be challenging around Lambert Park, and we’re keen to make sure any future changes take this into account.
Planning Process
What planning process is being followed?
The Planning Proposal has recently been publicly exhibited, and submissions are now being reviewed by Platino Properties and a Response to Submissions report has been prepared and considered by the Department. The majority of submissions were supportive of the proposal. Development Applications (DAs) will be submitted in the future to seek approval for the detailed design of the buildings and the landscaped open spaces, offering further public consultation opportunities at the appropriate time.
Lambert Park and APIA Leichhardt FC
Will APIA Leichhardt FC be able to stay?
Yes. Lambert Park will continue as home to APIA Leichhardt FC. The development is being carefully planned to ensure football operations continue successfully alongside the new housing.
Has Platino Properties consulted with APIA Leichhardt FC?
Platino Properties has opened direct discussions with APIA Leichhardt FC and remains committed to ongoing engagement to ensure practical solutions are found and incorporated into the future designs of the buildings.
Is Platino Properties proposing to take over APIA’s warm-up area for a public path?
No. Platino Properties acknowledges the importance of the warm-up area to the club. Land along the western side of the site is proposed to be zoned for public open space in line with the requirements of Inner West Council. Council desires a future pedestrian and cycle link along the eastern side of the light rail line to form part of broader planning objectives to improve community access to public transport, consistent with Council and NSW Government planning goals. It is not being created for the exclusive benefit of future residents. Platino will dedicate the land on its site to Council to provide for the future link but understands that any connection through to the light rail stop will require arrangements to be made for the APIA land. Platino will not be involved in this process.
Will the development overshadow Lambert Park?
No. Lambert Park is located to the north of the site and shadow studies have been completed to demonstrate that there will be no shadows at all cast on Lambert Park during the winter months and there will be a negligible impact in mid-summer. The shadow diagrams have been submitted with the planning proposal.
Will noise complaints from new residents affect APIA’s operations?
No. The project will include:
• Acoustic treatments.
• Full disclosure to residents about Lambert Park’s existing use and hours of operation.
• Planning conditions acknowledging the ongoing operation of the stadium.
Will all the trees along the northern boundary be removed to build towers?
No. The trees along the northern boundary will not be removed. The intention is to retain as many existing trees on the site as possible. Where removal is unavoidable, new trees and landscaping will be planted at ratio of 2:1 (new to existing) to enhance greenery and biodiversity. The proposal will considerably increase both the deep soil landscape area and the tree canopy coverage from that existing.
Will the development improve landscaping and tree cover?
Yes. The site currently contains mostly hard surfaces. The proposal will deliver a large increase in:
• Deep-soil planting areas
• Tree canopy coverage
• Biodiversity and habitat
This includes new open space that will be dedicated to Council for community benefit.
How will light from Lambert Park affect new residents?
Council has recognised the existing lighting is at the end of its service life and is planning an upgrade. As part of the upgrade works, Council will undertake an Obtrusive Lighting Assessment to ensure that the new lighting minimises impacts on the surrounding residents, including those on the Lords Road site.
Design measures such as window orientation and placement, facade treatments, and landscaping will be incorporated into the future buildings to minimise light spill from Lambert Park into the new homes, while fully supporting ongoing night-time use of the football field.

Yes. Public consultation was undertaken during the Planning Proposal exhibition. Direct engagement with APIA Leichhardt FC and other stakeholders is ongoing. There will be further public consultation regarding the detailed designs during the DA process.
